Thailand’s home grown Central department store is to be the anchor tenant of i-City Mall in Shah Alam, Selangor upon its completion in 2015( Thailand's Largest Retail Developer ,Central Pattana Public Company Limited ), said I-Bhd CEO Datuk Eu Hong Chew, after the signing of an MoU with Central Pattana plc (CPN).
The MoU will see the formation of a 60:40 joint venture (JV) between CPN, the retail development arm of Thailand’s Central Group, and I-Bhd unit I-City Properties Sdn Bhd (ICP) for the development and management of the 18-acre i-City Mall located within the i-City development in
Shah Alam. Under the terms of the JV, CPN is to be specifically responsible for the design and management of the i-City Mall.
The rationale for I-Bhd to rope in Central Group is the diversity of its business. Central Group owns CPN, Central Retail Corp (CRC), Central Marketing Group, Centara Hotels and Resorts Ltd and Central Restaurants Group.
Top Supermarket is one of the business arms of Central Retail Corp.
CPN has the largest share of the Bangkok retail market at 24%, with more than 30 years of experience under its belt. With the opening of Central Plaza in Suratthani and Lampang at the end of the year, CPN will have 20 malls in its portfolio.
While I-Bhd has been seeking an experienced mall developer, CPN brings with it the support of associate company CRC. The retailer has under its management department stores like Central, Zen, Robinson and Italian luxury outfit La Rinascente.
“Not many groups can bring such support and management to the [i-City Mall] project,” said Eu.
In fact, CPN plans to bring its strongest retailers to i-City Mall and hopes that in future, a similar move by Malaysian retailers to Thailand can be made, said CPN president and CEO Kobchai Chirathivat. The i-City Mall will be built at a cost of RM500 million. Construction is expected to begin early next year and upon completion in 2015, the mall
will have about 150,000 sq m of retail space.
“Malaysia is one of the countries in which we think the opportunities for expansion are enormous. The Malaysian government has a very
consistent policy for foreign investment and also manages the economy in a very consistent manner,” said Kobchai, citing the multiple reasons CPN has chosen to partner I-Bhd. CPN also favours the growth of the Malaysian economy and the sizeable purchasing power of its consumers which, according to Kobchai, is
almost twice that of the Thai people.
“In terms of depth of retail choices in the economy, I think there is opportunity for a company like us to move to Malaysia,” he added.
